What is the Difference Between a Distrain and Termination of a Commercial Lease?
Distrain, or distress, is a legal process where a bailiff can seize a tenant's property to recover unpaid rent. It is essentially a remedy for landlords to collect what is owed without going to court, by taking and potentially selling the tenant's belongings.

Termination of a commercial lease occurs when there is a breach in the lease agreement, mutual agreement, or specific circumstances outlined in the lease. A bailiff can assist the landlord with the termination of a commercial lease.
